Booking desk opens 7am daily — burst pipes, no hot water and overflowing waste are triaged first.

Tiled bathroom with a freestanding bath and a wall-mounted mixer tap

Licensed & insured · Larkmead valley

Water stops for nobody. We arrive inside the window we gave you.

Leaks, blockages, taps, cylinders and bathroom pipework. You get a named arrival window, a written description of what we found, and a fixed price before a single fitting is touched.

Arrival windows
Two-hour windows, confirmed the evening before and again on the morning of the visit.
On the van
Common washers, traps, isolators, flexi-tails and cylinder spares, so most jobs finish first time.
Working clean
Boards down, floor protection in place, and the cut waste leaves with us when we go.

How urgent work is ordered

Water that is still moving comes before water that has stopped.

Every request is read in order of damage risk, not order of arrival. If your note says the water is spreading or the isolator will not close, it moves to the front of the day and you are told where you sit in the queue.

Describe what is happening

Start here

What is going wrong?

Six of the calls we take most often, what gets checked first, and how long that visit usually runs. Use it to judge urgency before you write to us.

  • Water under the sink

Trap seals and the flexi-tail connections first, then the isolator. Most of these are a worn washer rather than the pipework behind the unit.

    Usually 45–60 min

  • No hot water

We check the cylinder thermostat, the immersion circuit and the diverter before anything is replaced, so you are not paying for a part that was working.

    Usually 1–2 hours

  • Slow or blocked waste

Rodded and cleared from the nearest access point, then we run it under load to confirm the fall is right rather than just clear for today.

    Usually 1 hour

  • Toilet running or refilling

Float valve, flush seal and overflow level. A running cistern is usually the cheapest thing on this list to put right and the most expensive to ignore.

    Usually 30–45 min

  • Dripping or stiff taps

Cartridge or washer swap on the bench where possible, so the tap body and your finish stay untouched.

    Usually 30–60 min

  • Damp patch, no obvious source

A tracing visit: pressure test, isolate by circuit, and lift only where the evidence points. You get the finding in writing before any repair is quoted.

    Tracing visit, 2 hours

If the water is spreading and you cannot reach a valve, turn off the main stopcock first and write to us second. Nothing on this page is worth standing in rising water for.

Scope

Work we take on

Domestic and small commercial pipework across the valley. If a job sits outside these lanes we will say so in our reply rather than send someone to look at it.

01

Repairs & leak tracing

The bread and butter: finding the source, proving it, and repairing it without opening more of your house than the evidence justifies.

  • Pressure testing
  • Joint & trap repair
  • Overflow faults
  • Valve replacement

02

Hot water & cylinders

Stored hot water systems, thermostats, immersion circuits and recovery problems. We test the control side before condemning a cylinder.

  • Cylinder service
  • Thermostat faults
  • Pressure relief
  • Pump & diverter

03

Bathrooms & kitchens

First and second fix pipework for a room you are already renovating. We work to your fitter's dates and leave the runs labelled.

  • First fix runs
  • Waste re-routing
  • Shower valves
  • Appliance tails

04

Drains & waste

Internal waste runs, gullies and slow stacks. Cleared, then tested under load so you know whether it was a blockage or a gradient problem.

  • Rodding & clearing
  • Stack venting
  • Gully repair
  • Fall correction

05

Landlord & letting work

Scheduled checks and tenant call-outs with the report sent to whoever holds the property, and appointments arranged directly with the occupier.

  • Tenant access
  • Written reports
  • Planned checks
  • Void property work

Field notes

Two from the past fortnight

Short write-ups of ordinary jobs, because the ordinary ones are what most people are actually booking.

Kitchen sink with a brushed steel mixer tap and a clear worktop

A mixer that was blamed for the wrong leak

Reported as a failing tap. The tap was sound; the water was tracking along the worktop seal from a split appliance tail behind the cupboard. Tail replaced, seal re-dressed, tap left alone.

Fitted kitchen with a run of base units and an island, lit from the window

Relabelling a kitchen nobody could isolate

Three unmarked isolators under a new kitchen, none of them serving what the previous owner thought. We traced each one, fitted a lever valve on the cold feed and tagged the lot so the next repair takes minutes.

How the visit runs

Four steps, no surprises

The same sequence for a dripping tap and for a tracing visit. You always know what happens next and what it will cost before it happens.

Step 01

You describe it

Tell us what you can see and hear, and whether the water is still moving. A sentence is enough — we will ask the follow-up questions in our reply.

Step 02

We confirm a window

A two-hour arrival window, confirmed the evening before. If an emergency ahead of you overruns, you hear from us before the window opens, not after it closes.

Step 03

Diagnosis before parts

We test, isolate and show you what we found. Nothing gets replaced on a hunch, and you are told which parts are on the van and which need ordering.

Step 04

Fixed price, then the work

The price is agreed in writing before tools come out. If a second fault appears behind the first, work pauses and you decide — we never add it quietly.

Agreed before any work starts

What is in writing, and what is never on the bill

Plumbing goes wrong at the worst moment, which is exactly when people worry about the invoice. So the paperwork comes first.

Every quote states

  • //The fault we found and how we proved it, in plain words.
  • //The repair we recommend, plus the cheaper option where one honestly exists.
  • //Labour, parts and waste removal as one fixed figure.
  • //How long the water needs to be off, and when.
  • //What we will not do, and who you need instead.

You are never charged for

  • //Time spent writing the quote or explaining the options.
  • //A return trip for a part we should have carried.
  • //Extra work discovered mid-job that you have not approved.
  • //Clearing up, protecting floors, or taking the old fittings away.
  • //A revisit if our own repair does not hold within its guarantee.

Questions

Asked before most bookings

If yours is not here, put it in the message box and we will answer it in the reply rather than on the doorstep.

Where is my stopcock likely to be?

In most valley houses it is under the kitchen sink, in a downstairs cloakroom, or in the hall cupboard near where the main enters. Turn it clockwise to close. If it is stiff, do not force it — note that in your message and we will bring a replacement lever valve so the next emergency is a ten-second job.

What happens if you find a second fault once the panel is off?

Work stops and you get a revised figure before anything else is touched. You can approve it, defer it, or ask us to make the area safe and leave it. The original quote stands for the original fault either way.

Can you book a visit for a tenant?

Yes. Send the request as the owner or agent and we will arrange access directly with the occupier, then send the written finding and the invoice to you. Tenants can also report a fault themselves if you tell us their property is on your list.

Do you use my parts or your own?

Either. If you have already bought a tap or a shower valve we will fit it and tell you honestly whether it is up to the job. If we supply the part, the make and model is written on the quote before you agree to it.

How long will the water be off?

For a tap or trap repair, usually under thirty minutes. For cylinder or first-fix work it can be most of a working day, so the quote names the window and we agree it with you in advance. We will also leave a filled container for you where the shut-off runs long.

What is covered by your guarantee?

Our workmanship on the repair we carried out, plus any part we supplied, for the period written on your paperwork. If the same fault returns inside that period the revisit is ours. It does not cover a different fault elsewhere on the system, which we will always tell you apart in the write-up.
